Three states have emerged as the dominant targets of real estate investors and buyers in Australia, property investors are overwhelmingly confident that prices will continue to rise and are chasing capital growth and high rental returns, while one property type is outpacing the others despite affordability concerns.

These are just some of the dozens of compelling findings revealed in the Australian Property Investor Magazine Property Sentiment Report Q1 2024, which was based on the responses of 609 readers to a wide range of property-related questions.

In this thirteenth edition, the API Magazine sentiment report is uniquely placed to deliver comparative insight into the shifting trends among all cohorts of the property market, from first home buyers and renters to seasoned investors.

Among the revelations supported by editorial commentary and informative graphics are findings that:

  • A record 84% expect property prices to rise over the next 12 months, although it drops to 66% for regional markets
  • Western Australia has emerged as a contender to Queensland’s usual preeminence in terms of preferred property investment states
  • Buying an investment property in the coming year is the top priority of respondents (22%), ahead of positioning for retirement (18%), reducing loan debts (14%), and benefiting from capital growth (8%)
  • Despite affordability concerns, detached houses are enormously more popular than other property types on investors’ collective investment radar
  • Interest rates and finance are a bigger concern than high property prices when it comes to making property transaction action decisions in the year ahead.
