1. Finding Suburbs

The Suburbtrends Map offers a suburb search bar to help you find specific locations quickly. You can also zoom in and select a suburb by hovering over the map and clicking. For suburbs with the same name in different locations, the map distinguishes them by including the region or state name in brackets, such as Newtown (NSW).

2. Summary

The Summary provides a quick snapshot of the suburb, including key statistics. Here's an example:

House Summary

SA3 Sydney Inner City | SA4 Sydney - City and Inner South | Inventory 0.97 | Yields 2.7% | Vacancy rates for the SA2 are 0.62% | Asking prices are $1,850,000

Unit Summary

SA3 Sydney Inner City | SA4 Sydney - City and Inner South | Inventory 1.43 | Yields 3.9% | Vacancy rates for the SA2 are 0.62% | Asking prices are $750,000

This summary includes the Statistical Area 3 and 4, inventory levels, vacancy rates, and median asking prices.

3. House Trends

To view House Trends, click the corresponding icon. This section covers:

  • Inventory at the SA3 level over the last 12 months
  • House listings at the SA3 level for the last 12 months
  • House prices for the last 12 months

These charts are based on the Statistical Area 3 (SA3) for better reliability due to sample size and distribution.

4. Unit Trends

Click the Unit Trends icon to view similar data as the House Trends but for units. This includes:

  • Inventory at the SA3 level over the last 12 months
  • Unit listings at the SA3 level for the last 12 months
  • Unit prices for the last 12 months

5. Rent Trends

Click the Rent Trends icon to view data on rental markets, including:

  • House rent medians at the SA3 level
  • Unit rent medians at the SA3 level
  • Vacancy rates at the SA3 level

6. Price Segments

This feature analyses agent-advised sales over the last 12 months for both houses and units, providing percentage estimates of sales within $200k bin widths. Observations include:

  • If the curve resembles a bell shape, the median is a robust measure for the suburb over time.
  • If the curve has multiple peaks (multi-modal), it indicates a diverse range of house styles and prices, common in coastal suburbs.

7. Elevation

The Elevation feature shows the average elevation in metres above sea level for each SA1. The map uses colours to indicate elevation: green for higher points and red for lower points.

8. Profiles

The Profiles feature presents the SEIFA Index (1 to 10) by SA1 for the suburb, based on the 2021 census data.
