Market Summary - Data To July 2022

This analysis looks at 5 markets all located within the Sa4 of Central Coast (NSW). Each is a statistical area 3 (based on Australian Bureau of Statistics standard).

  • Gosford currently has 3.4 months of inventory (up 0.4 months since June). The market has softened in the last few months. It is likely that inventory levels for houses will rise above 5 months before the end of this year. Based on a rolling 90 day median, prices for houses between June and July decreased (-2.5% change). The market appears to have peaked sometime around April 2022. Vacancy rate remain low (1.5%) and any house renter with a rent review due in August might expect increases of around +9%.
  • Wyong currently has 3.5 months of inventory (up 0.5 months since June). Inventory levels will likely hit the 5-month mark by the time our next report is published mid September. Based on a rolling 90 day median, prices for houses between June and July decreased (-2.2% change). This market appears to have peaked sometime around June 2022. Rents over the last 12-months have surged by +17% (for houses) with vacancy rates at a relatively low 1.4% as of July 2022.

    Median prices have been collected using a rolling 90-day sample for each Sa3. Using agent-advised sold prices gives us a much more timely result (up to 3-months faster) than relying on state licensed data and using the Sa3 provides a sufficiently large sample to reliably land on the median even though we won’t have 100% of population data.

Market Risk

The following 1 to 5 risk scores follow the same approach used by the Australian Property Institute. A higher score, such as a 4 or 5, represents a higher risk. A lower score is a lower risk. When you see a risk score of 4 or 5, it warrants further investigation.

Short-term price decreases appear as the main risk currently, moderating some of the massive gains experienced in the last 2 to 3 years. As rents continue to rise and sale prices moderate, expect to see the yield risk improve. This could make the market more attractive to investors once again.

  • Vacancy rate is calculated based on (a) the number of rentals advertised for 21-days or more and (b) the total number of properties rented via real estate agents. The percentage vacancy rate is calculated using (a)/(b).
